For review is a request by Comstor Outdoor to install a digital billboard at 1610 Industrial Dr. (Rhino's Auto). The sign is larger than the allowable square footage. Zoning is M-2.

The Franklin Township Board of Zoning Appeals will hold a public hearing to consider the application for a Variance Request on the 16th day of June, 2025, at 6:30 p.m. at the Franklin Township House, 6805 St. Rt. 219, Celina. The application, submitted by Aaron and Alison Mayes, requests a Variance in the set-back and height requirements for the property located at 5297 Prairie View Drive, Celina, OH 45822.

As per Section 1127:34 of the Zoning Code, the front yard set-back is to be 30'. The applicants are requesting a Variance of 2' in the front yard set-back. There is also a Height Maximum of 18'. The applicants are requesting a Variance of 1' for the construction of a building on the property.

An application by Garrett Gray, for a variance for his property at  7440 St. Rt.703, Celina, OH 45822, to put in a swimming pool on the property with an automatic cover rather than a 6' fence.   

An application by Jim Sudhoff for a variance for his property at 2605 Summit Street, Celina, OH 45822 to allow setback adjustments for new construction at that location.
